Purchasing Procedures

Follow these steps to purchase your dream home site in Camino Del Rio

Step 1.  Review and select a home site(s) from the Camino Del Rio Master Development Plan.  
Parcels are available on a first come, first pay basis.

Step 2.  Complete the Parcel Purchase Application (see below). Be sure to provide all information requested and then submit the Parcel Purchase Application by clicking the "Submit" button at the bottom of the form. Allow up to 72 hours to receive confirmation of your parcel(s) selection by return email. You may also call us toll-free at 800-661-4838 Monday through Saturday from 9AM to 6PM, EST to complete your request over the phone or fax your request on the enclosed Home Site Reservation Form to 1-800-661-4838, option 3.

Step 3.  TAREIG, LLC will confirm your home-site(s) selection and availability; then, each buyer will submit a nonrefundable reservation fee of $500.00 to reserve the home-site for forty-five (45) days.  The reservation fee must be received within five business days to hold the home-site in your name and the amount will be applied towards your total purchase price.  If your reservation fee has not been received within the five business days, the home-site(s) that you have requested will be made available again to all prospective purchasers.

Step 4.  A Camino Del Rio Purchase Package will be mailed to you for completion and return.  This package will include the closing documents for the home-sites(s) you have selected, which will identify the total costs including settlement fees to process the transfer of sale. You will also receive a copy of the Camino Del Rio Home Owners Association Declaration.  Return the completed purchase package with a ten percent (10%) deposit of the purchase price within the designated forty-five (45) days. During the 45 day period, from when you have submitted your home-site request, you may visit Camino Del Rio in Belize and make arrangements to see the property and then confirm the purchase with the completion of a Sales Agreement. Call 1-(800)-661-4838, option 2 to make your appointment to view the property.   A Sales Agreement may also be submitted without visiting the property. If the 10% deposit is not received within the 45 day period, your $500.00 reservation fee will be forfeited.

Step 5.  Upon receipt of your documentation, the home-sites(s) will be held for you pending your closing date.

Step 6.  Prior to your closing date, you will be required to issue a bank wire or cashier's check or certified check for the final closing payment in the amount set forth in the closing documents.  Financing is also available and information on the terms and rates is included in the Purchase Package. The closing process does not require you to travel to Belize as it is only a paper transaction to transfer the title once all funds have been received.

Step 7.  All executed closing documents will be immediately forwarded to Belize to begin the closing process. Upon receipt of the final funds in Belize, the closing documents will be submitted to the Government of Belize for registration.   If the sale is a cash sale, a Transfer Certificate of Title will be issued by the Belize Lands Registry and mailed to you.  If the sale is completed with the TAREIG Deferred Payment Program, the Transfer Certificate of Title will be issued when the purchase has been paid in full.  Home construction may be initiated at any time once the title has been transferred.


Please allow approximately eight to ten weeks from the time we receive your executed closing documents and final closing payment for the completed transfer of title to take place.
 

THE CLOSING COST OF EACH HOME-SITE SHALL INCLUDE:

1.Legal fees to prepare and register the transfer instruments that lead to the issuance of Title in your name to the parcel(s) of land being purchased.

2.Belize Government Stamp Tax and Alien Land Holding Tax. The Stamp Tax and Alien Land Holding Tax total 5% of the parcel purchase price.

3.Administrative filing and the submission of closing documents that require registration. The closing documents include, but are not limited to:

  • Transfer Instruments and Affidavits and/or Belize Transfer of Land document
  • Transfer Certificate of Title or registered Land Certificate
  • Survey
  • Declaration of Covenants, Conditions, Restrictions, Easements and Building Guidelines for Camino del Rio "Declaration"


You must be over the age of 18 years to purchase a home-site(s).
